1. Zia Planning Systems will meet with your building committee or governing council to gain an overview of what it intends on building. At that time, Zia will review the zoning requirements of the local jurisdiction with the group and the process to be used.
2. Zia Planning Systems has extensive experience in church entitlements, and will be able to work with the local government to make sure the rules and regulations are fair and mutually agreeable.
3. Zia Planning Systems will work with you to develop a community acceptance plan. It is our experience that most of the time that church requests are denied, it is because the neighbors resisted. Zia believes in bringing in the neighbors at the beginning stages of the process, and have been successful in getting the neighbors to advocate for the church!
3. Zia Planning Systems will draft a "staff report" for the review boards to consider. In most situations, the professionals at Zia Planning Systems will have more experience that the government planners. Zia's experience will be more beneficial to the review boards and enable them to recommend YOUR ideas with confidence!
4. Zia Planning Systems will be available to speak on your behalf at all public hearings and public meetings.
RATES
Zia Planning Systems' rate base is the estimated cost/value of the improvement, plus expenses.
During the process, we only ask for expenses based on the IRS mileage rate of 51 cents per mile. Our fee is payable when the entitlement is approved by the local government.
In most situations, we charge 5% of the value of the improvement. However, Zia recognizes that church, synagogue, and mosque construction can be a financial challenge, and negotiate lower rates to reflect your ability to pay.
